FUTURE OF COMMERCIAL REAL ESTATE

FUTURE OF COMMERCIAL REAL ESTATE

If you’re thinking about a cyborg coming to your door and introduce itself as an agent or realtor then you’re thinking too far, the future of tech in the real estate industry is still in its infant state.

Although robots have started taking over the automated repetitive task that is redundant and hectic. It is not clear yet either robot will replace humans in the real estate industry yet. There has been an argument against and for.

Rise of the machines

By 2020 a new generation of real estate agents will be created, they don’t feel Mondayitis, they don’t take launch break nor maternal leave, these my friends are robots.

AI has some upper hand against human in the real estate industry, company like REX claim it has completely remove the work of traditional brokers saving the two sides, the buyer and the seller thousands of dollars in commissions, a quick glance at their websites shows testimonies from different people that were successful in getting a house using their platform

Although we are still very from experiencing robots take over our jobs and lives but the pace by which technology is growing, even building robots have now become cheaper, already we have virtual assistant agents like iPhone Siri, android google now and Microsoft Cortana. All these have affected the way the end-user sees data which also affect the way the consumer search for real estate.

Furthermore, in the future robots will become virtual assistant in the real estate industry , making realtors become obsolete, not just our iPhone or Android device, drones equipped with 360 degrees camera can give an intended buyer a tour of the house even while the buyer is within the comfort of his/her own house, currently the future looks bleaks and grim for real estate agent

Some other application of robots in the real estate industry is the use of the solar brush. a small robot that cleans solar panels on a tall building to get rid of dirt and make sure the efficiency of the solar panel is maintained, we also have smart homes a case whereby a robot controls the lightning, heating, cooling, entertainment system, security system and much more. This has gone to show us how far we have gone over the years with the advancement in real estate to the extent of allowing a robot control over our home system in the house, it means we are not so far from seeing robots as realtors or estate agents.

Not only are robots managing and helping us locate a good home, but they also help in building them within a short time such as 24 hours and as cheap as $1000, which is cheaper than a flagship iPhone or Samsung device, a company called WASP claims they use materials such as rice straw, rice husk and clay to make 3D printable house, according to the CEO of WASP he said the natural fibers from the rice give rise to the shrinkage of the dry mixture and adds mechanical strength to the layered wall, not everything is a mixture of clay and rice, concrete is used for the foundation and timber for the roofing, not zinc

Why robots cannot replace humans in the real estate industry

In case if you’re wondering if it’s the year of the machine uprising? Well you are wrong, just like those that believe that the world will end 2012, some people think robots will one day take our jobs and end our race, however, Robert Geffken  the CEO of one of the biggest real estate firm in America disagrees, he is quoted telling the wall street journal that “ I believe that agents are critical to transaction and will always be” he is of the opinion that robots will always depend on humans as much as humans depends on robots, even if a robot was made to do all the things that need to be done there will still be break down leading to the  tech support, who is going to charge the robots and dropped them off in a house that is already in the market, so they could take potential prospect on a tour around the house? The jobs of real estate agents will not be taken over but will be modified and made easier

Furthermore, in carrying out transactions, human beings are mostly swayed over by their emotions rather than being logical. Does it fall to Who is in a better position between the robot and real estate agents when it comes to a transaction? Selling a house is much of an art than science, a robot might hold all the facts together but will not be able to connect to the buyer on an emotional level, as buying a house to most people is much of an emotional choice than a logical one, most fathers want to buy a house with a large backyard for his kids to play in the treehouse, when it comes to buying stuff human beings buy what they want not what they need most times, in the future robots will mostly do odd jobs that are boring and repetitive to perform, but closing a transaction will still be left for professionals.

Let me leave you with a quote from Nigel Dalton one of the founders of the REA (real estate advertising) group he said, “By 2020 robots will have the capability to replace real estate agents But only the average real estate agent.”
